Looking for a lender who will overlook an old irs lien from 1992. My borrower insists that it was charged off in a bankruptcy (ch-7) in 1998. He refuses to contact the irs thinking that if it wasnt discharged in bankruptcy, that they will start hounding him to pay it again, and he absolutely can’t afford to. I am obviously fairly new to the mortgage business, because i don’t have a clue as to what to do. Can anybody offer some assistance?
Does anyone know of a lender who will buy the following: 507 middle score with three good tradelines (last 12-24 mo) but 1 1X120 (last 12 mo.) with 80% LTV or higher and a lender that is flexible re: downpayment? I.E., will accept: seller 2nd for difference or 95% CLTV or unsourced/unseasoned monies at closing table… OO/SFR/Purch. w/good compensating factors = buyer is buying property they’ve rented for the past 16 years and has been working at the same job for the past 18 years. Also, buyer is purchasing property at 54K = Salesprice and FMV = 65K. D/R less than 50%… Thanks for your input in advance.
Need a lender for a single wide or straight land purchase (15 acres with older single wide) in Oregon. The borrower declared BK 7 years ago and has never re-established credit. He has NO credit score at all! He also has NO income. However he has as much as 40% down plus an additional $100,000 in reserve.
Need multi-unit lenders in Illinois. Let me know if you will consider 10% downpayment. Although I am interested in 6 to 12 unit programs. Please include web site if possible.
